45-Day Public Input Notice for Zoning Amendments on the Sugar House Hotel Lot

7:30 p.m. Salt Lake City Planning Staff will talk about the proposed hotel on the old Sizzler parcel at the monthly Sugar House Committee Council meeting at The Neighborhood Hive. See the August council meeting agenda here.
BACKGROUND INFORMATION
Salt Lake City has received an application from John Potter (representing the property owner) for a Zoning Map Amendment and a Master Plan Amendment to enable redevelopment of the property, at 2111 South 1300 East (also known as the vacant Sizzler lot), with a hotel. The .83 acres subject property sits on the northwestern corner of Sugar House Park. This type of application requires a 45-day public input period (July 10 – August 26, 2025) before a decision is made. Submit your input.
As a landowner within 300 feet of the proposed lot, the Sugar House Park Authority received notice of the submitted proposed land use application.

The Mixed-Use (MU) zones are newly created zoning districts adopted by the City Council on July 8, 2025.
45-DAY PUBLIC INPUT PERIOD*
This type of application requires a 45-day public input period ( July 10 – August 26, 2025) before a decision is made.* Comments received after the end of the 45-day input period will be provided to the Planning Commission. However, the comments might not be incorporated into the staff report or included in the analysis of the project.

NEXT STEPS
During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, consider public comments as they relate to the standards, and develop a recommendation for the Planning Commission. A public hearing on this item will be held with the Planning Commission at a future date. An additional notice for the public hearing will be provided.

The developer of the Sugar House Hotel project, located at 2111 South 1300 East, is requesting a General Plan Amendment change to the Sugar House General Plan for the subject property, from Mixed Use – Low Intensity (MULI) to Business District Mixed Use – Town Center Scale (BDMU-TC). This project is the only developable parcel on the west side of 1300 South in this block. Use the form on this website to submit your comments to the Sugar House Community Council, Land Use, and Zoning Committee. Attend the Land Use & Zoning meeting at Highland High School on August 18, 6 p.m., for a 30-minute presentation by the architects, and then a 30-minute Open House to answer your questions.
