April 7, 2026 – Salt Lake City Council to Consider Zoning Change to Property at 2111 S. 1300 E.

SALT LAKE CITY COUNCIL AGENDA

The Salt Lake City Council is considering a zoning change to property at 2111 S. 1300 E. and amending the Sugar House Master Plan to allow the development of a hotel. The property is next to the northwest corner of Sugar House Park and has been vacant since 2024. On Tuesday, April 7, the Council will consider adopting the proposal.

Zoning Change to Property

Magnus Commercial Properties, on behalf of the property owner, is requesting amendments to facilitate the redevelopment of the above-listed property. The property is .83 acres (36,155 square feet) in size. If approved, the developer intends to build a hotel on the currently vacant site.

  1. Zoning Map Amendment: Requesting to rezone the property from MU-3 to MU-8.

    1. MU-3: This will include buildings up to 3 stories.

    2. MU-8: This will include buildings up to 8 stories.

  2. General Plan Amendment: Requesting to amend the Sugar House Master Plan's land use map from Mixed Use-Low Intensity to Business District Mixed-Use – Town Center Scale.

  • March 24, 2026, at the Salt Lake City Council meeting, public comments were received on the proposed zoning amendment. Watch Here.

    • Many speakers voiced opposition to the proposal, raising concerns about worsening traffic and congestion, flooding, potential risks to nearby bird habitats, and the scale of the project next to open space. Additional concerns included limited community benefits and blocked views.

    • Others expressed support for the proposal, saying there are no clearly better alternatives. They questioned using the site as a park extension due to nearby traffic and noted the proposed hotel could reduce short-term rental demand and remove the blight of the current site.

  • February 17, 2026, Planning staff and the applicants provided the Council with an overview of the rezone request and the proposed hotel. Council members raised several concerns during the discussion, including potential environmental impacts, parking, and the building’s height.
